DEVELOPMENT PROJECT SUMMARY
Following a previous refusal of planning permission for substantially the same development, SM Planning were successful in overcoming the previous reasons for refusal and securing planning permissions for extensions and alterations to the building to facilitate its conversion into flats. Notably, it was demonstrated that the benefits of the development in respect to energy and water efficiency, street scene, heritage, flood risk and living conditions for the future occupants outweighed any harm associated with the loss of a dwelling. Furthermore, it was demonstrated that an affordable housing contribution was not achievable for viability reasons.
