Obtaining Prior Approval for Permitted Development
Certain types of development benefit from planning permission granted by national legislation, meaning a full planning application is not always required. This is known as Permitted Development.
However, permitted development rights are subject to specific limitations and conditions set out in legislation. For some forms of development, one of these conditions is the requirement to obtain Prior Approval from the Local Planning Authority before works can proceed. This allows the Council to assess specific impacts of the proposal, as defined by the legislation, and consider whether these can be appropriately mitigated.
SM Planning can guide you through the Prior Approval process, ensuring all required information is carefully prepared and submitted. We work to address the relevant planning considerations from the outset, helping to maximise the prospects of a successful outcome from the Local Planning Authority.

This depends on the nature of your proposal and whether it falls within permitted development rights under current planning regulations.
In some cases, development may be allowed under national permitted development rights, which enable certain building works and changes of use to be carried out without the need for a full planning application. However, these rights are subject to specific conditions and limitations to ensure appropriate control of development impacts.

Changing the use of a building will often require planning permission, although there are certain exceptions where national legislation allows specific changes of use under permitted development rights.
Where permitted development rights apply, some proposals are subject to a Prior Approval process, which requires submission to the Local Planning Authority to assess specific planning matters before development can proceed. The issues considered will vary depending on the type of change of use proposed.
We can advise on whether your proposal benefits from permitted development rights and, where required, prepare and submit Prior Approval applications on your behalf.
